How it works
What happens, step by step
Including what RentRepairs does at each point, and — just as importantly — what it leaves to you.
For landlords and caretakers
From vacant to viewable
Add the property
Drop a pin on the map and give it a name you will recognise. Matching is geographic, so the pin is what makes providers able to find you at all.
Post the job
Trade, description, urgency, and how someone gets in. A budget range is optional — it helps providers decide whether to reply, and it is never a price you are held to.
Read the responses
Providers reply with an indicative figure and their earliest date. Shortlist a few, ask questions in the thread.
A caretaker can shortlist on any property. Whether they can accept outright is your setting, per property.
Accept one
Everyone else is told the job has gone, which is why providers keep answering your next one. A job appears on both your timelines.
Confirm it is done
The provider marks the work complete; you confirm. If you never get to it, the job closes itself after a week rather than hanging.
Confirming means the work happened. It is not a payment — you settle that with them directly.
Leave a review
Five ratings and a sentence. It is the only thing that makes the directory worth reading for the next landlord, and it takes about a minute.
For service providers
From lead to review
List your business
Trades you do, areas you cover, how far you will travel. Free, and no card needed.
Verify email and phone
Both, before you can respond to anything. Landlords are letting strangers into empty flats; this is the least the platform can confirm.
Answer the leads that fit
You only see jobs in your trades and your areas. Give an indicative figure, or say honestly that you need to see it first.
Responding is free. Winning the job is free. There is no commission and no lead fee.
Do the work
Agree the details with the client directly. Photos before and after settle most disagreements before they become one.
Mark it complete
The client confirms, and the job counts towards your record. Get paid by the client however the two of you arranged it.
Build the record
Finished jobs and good reviews move you up the list and towards the Verified badge. That is the only lever that matters.

Common questions
Before you sign up
Does RentRepairs take a cut of what I pay my provider?
No. Not a percentage, not a fee, not a booking charge. The platform is not part of that payment at all — you pay your provider directly, however the two of you arrange it.
What if the work is not up to standard?
That is between you and your provider, and you should say so to them first. RentRepairs has no say in your terms and cannot withhold money on your behalf, because it never holds any. What you can do is leave an honest review, and report conduct — a no-show or misrepresentation reaches a person here.
Is it free for landlords?
Yes, and there is no landlord plan to upgrade to. The only money the platform takes is a provider subscription, and only from providers who choose it.
Can my caretaker use it instead of me?
Yes. Give them their own account and decide per property whether they can only shortlist providers or accept them outright. You see everything either way.
How quickly do people respond?
Most matched providers see a job within minutes and reply the same day. Emergencies are pinned to the top of the feed for providers who take them.
Why do you hide phone numbers in messages?
Only until the job is agreed. Not to trap you on the platform — you will swap numbers when you meet — but so that if a deal falls apart beforehand there is a record of what was said.
