Why that provider is above this one
The order is not a secret. Here are the six factors, what each is worth, and what a paid placement can and cannot do.
Trade and area match
30%Whether you actually do that job and travel to that estate. The heaviest factor, because a nearby provider who does not do the trade is no use at all.
Rating and review depth
20%Your weighted rating, pulled towards the average until there are enough reviews behind it. The Verified badge counts here too.
Distance
15%How far the job is from your base, on a decay — twice as far is meaningfully worse, not slightly worse.
How reliably you reply
15%Answering at all counts for more than answering instantly. A provider who replies to most jobs within a few hours beats one who is sometimes immediate.
Finishing what you accept
10%Completed jobs, weighed against cancellations. A cancelled job on a vacated unit costs a landlord a week.
Recent activity
10%Whether you have been active lately and whether you are marked available. A dormant profile drifts down rather than sitting on old results.
Two things we deliberately do not do
A high rating on very few reviews does not beat a good record. A single five-star review is pulled towards the average until there is enough evidence behind it. Otherwise the top of every list would be whoever most recently persuaded a friend to leave a review.
The Verified badge is a signal, not a gate. It counts towards quality, but an unverified provider still appears. New providers have to be able to get their first job, or the marketplace has no new providers.
Promotion
Pro subscribers can occupy a small number of promoted positions in a category and area. Three rules bound that, and all three are enforced in code:
- A promoted result is always labelled as one.
- Promotion never hides anybody. It changes the order of results, never which results exist.
- A promoted provider still has to match what you searched for. Paying does not put a painter into a plumbing search.
And if you choose an explicit order — highest rated, most jobs, nearest — promotion switches off entirely. You asked for a specific sort; you get it.
What providers can do about it
Answer leads, finish what you accept, keep your coverage honest, and ask clients for reviews. That is the whole list. There is nothing to buy that moves you up except promotion, which is labelled, capped, and turned off the moment a landlord sorts the list themselves.
