What we check, and what we do not

Someone is being let into an empty property. This page says exactly what RentRepairs verifies, what it leaves to you, and what happens when it goes wrong.

The Verified badge

A provider carries the badge only while all of these hold at once. Not most of them — all of them.

At least 10 reviews

From real, completed jobs. There is no other way to get one.

A rating of 4.5 or better

Weighted towards recent work, so a good year three years ago does not carry you.

At least 10 completed jobs

Both sides have to have confirmed the work was done.

Cancellations under 10%

Of the jobs you committed to. Jobs the client cancelled are not counted against you.

An identity document we checked

Read by a person here, not by a script — and stored where no public link can reach it.

The badge cannot be bought. A Pro subscription does not grant it and does not lower the bar. Pro providers have their documents looked at sooner — the checks are identical.

It can also be lost. Standing is re-checked nightly, and a provider who drops below the bar is suspended rather than stripped immediately, so one bad fortnight does not undo a year. If they are still below when the grace period ends, the badge goes, and they are told which number moved.

Reviews

A review can only come from a job that both sides confirmed was completed. There is no route to leaving one otherwise, which is why a provider with four reviews has four rather than four hundred.

Every review carries five ratings, not one — quality, timeliness, communication, tidiness and value — so a five-star review still tells you what was actually good. Reviews can be edited for seven days and then freeze. The provider gets one reply, and no thread after it.

We remove a review only for a narrow list of reasons: abuse, personal details, content about the wrong provider, something provably false, or a review that was paid for. A bad review is not grounds for removal. When we do remove one, the reason is recorded.

Contact details in messages

Before a job is agreed, phone numbers and email addresses in messages are hidden. Not to trap anyone on the platform — you will swap numbers the moment you meet, and the masking stops once the job exists. It is so that if a deal goes wrong before it starts, there is a record of what was actually said.

What we do not do

We are not part of your agreement. You and your provider settle the rate, the scope, and whether the work is up to standard. RentRepairs takes no payment for a job, holds no money, and has no say in your terms. If you disagree about the price or the quality, that is between the two of you.

What we do do is act on conduct. No-shows, misrepresentation, abuse, safety and fraud are all reportable from any job, and we act on patterns across providers rather than on a single complaint. Sanctions run from a warning to a permanent ban, and every one is recorded with a reason.

Your data

Records are kept for 24 months, and you can ask for deletion sooner. Verification documents are stored privately and are never served from a public link — an admin who opens one leaves an entry in the audit log. You can export everything we hold on you from your account settings.

Reporting something

Every job and every message thread has a report control. If someone did not turn up, misrepresented themselves, or made you feel unsafe, use it — a report reaches a person, not a queue that nobody reads.

If someone is in immediate danger, call the emergency services first. RentRepairs is not an emergency service.
